Key point of contact with tenants to build long-term and sustainable relationships
Key point of contact for tenants regarding commercial related topics: sales performance evaluation & support, communication, Tenancy & House Rules compliances and obligations and other general or operational enquiries.
Tenant’s contact point between CMO and SO.
Support CMO and Service Office to coordinate trainings programs for tenant with aims at increasing customer service level and business performance in Centre.
Organize tenant’s engagement event or meetings on regular intervals.
Support in preparing and sending tenant circulars
Organize and coordinate tenant’s festive gift.
Strategize deal structure and standardize variations for casual leasing (pushcarts, ATM, vending machines, kiddies ride, etc.)
Deliver best possible lease deals by achieving or exceeding pre-defined commercial goals through negotiations strategy.
Contribute & support yearly lease plan actions and merchandising mix for the centre.
Contribute in goal setting and planning for casual leasing rent projection and tenant mix plans.
Consolidate, analyse and evaluate Casual Leasing monthly gross sales performance and recommend necessary support.
Recommend changes towards policies and procedures for continuous improvement
Establish and update a comprehensive Tenant's database in Ikano Centre Management System (ICMS)
Establish and maintain comprehensive/updated Tenants’ Relation Management database and filling system for all tenants (i.e. sales information, licenses, permits, insurances, agreement and other correspondences).
Monitoring Tenancy/License Expiry for casual leasing and ensure timely renewal.
Manage and coordinate purchases for tenant’s gifts and other relevant Tenant Management inventories.
Coordinate with CMO, Leasing and Centralized Tenant Management for training programs and discussions for partners and tenants for business performance.
Support to Operations in terms of tenant’s adhering to Centre’s House Rules, Agreements and other required manuals.
Attending, planning, partaking and organizing in various commercial projects, meetings and presentations
Support to Marketing in terms of Mystery Shopper survey.
Collaborate and support other departments for the improvement of tenant’s performance, tenancy and mall operations.
Undertaking the role of Duty Manager on weekends and Public Holidays.
Co-ordinate and assist Finance on refunds of deposit and collection of outstanding debts.
Coordination with Tenants Coordinator & Operations on premise mobilization for fit out/refurbishment.
