The position is suitable for candidates with experience in major residential, commercial, hospital, hotel, institutional or mixed-use developments in Bangalore or similar major markets.
The Project Manager will be responsible for ensuring that the project is delivered in accordance with the Client's objectives, approved budget, programme, design intent, quality standards and contractual requirements.
The candidate must be capable of managing large contractors and multiple consultants and should have sufficient technical, commercial and contractual knowledge to challenge, guide and control contractor performance on behalf of the Client.

1. Position Overview

2. Primary Role – Client Representative
The PMC Project Manager shall function as the single-point project delivery lead for the PMC, representing the Client's interests at site.
Key responsibilities include:
- Provide overall leadership to the PMC project team.
- Act as the primary interface between the Client, PMC, consultants and contractors.
- Establish project management and governance systems.
- Ensure that project objectives are clearly communicated to all stakeholders.
- Monitor and control contractor performance against contractual obligations.
- Identify project risks and recommend appropriate mitigation measures.
- Provide independent advice to the Client on project progress, risks, costs, delays and contractual matters.
- Ensure that all major project decisions are supported by appropriate technical, commercial and schedule analysis.
- Maintain complete transparency in reporting project status to the Client.
- Ensure that the Client's interests are protected throughout the project lifecycle.
3. Project Planning & Schedule Management
The Project Manager shall provide overall leadership for project planning and programme control.
Responsibilities include:
- Review and approve the overall Project Master Programme prepared by the Planning team.
- Review contractor baseline programmes and detailed L2/L3/L4 schedules.
- Ensure alignment between design, procurement, construction, testing and commissioning schedules.
- Monitor actual progress against the approved baseline.
- Identify critical path and near-critical activities.
- Monitor achievement of contractual and project milestones.
- Review contractor look-ahead programmes and recovery schedules.
- Challenge unrealistic contractor programmes and claimed progress.
- Review the impact of design changes, approvals, procurement and site constraints on the programme.
- Ensure timely implementation of recovery and mitigation measures.
- Review and advise the Client on potential Extension of Time claims.
- Coordinate delay analysis and schedule impact assessments.
- Ensure that project completion forecasts are realistic and evidence-based.
4. Construction Management
- Provide overall supervision and management of construction activities through the PMC team.
- Ensure that contractors execute works in accordance with approved drawings, specifications, method statements and contracts.
- Monitor construction methodology and sequencing.
- Ensure adequate deployment of manpower, plant, equipment and materials.
- Monitor productivity and identify underperformance.
- Coordinate civil, structural, architectural, MEP, façade, interiors, landscape and external development works.
- Manage interfaces between various contractors and packages.
- Identify construction constraints and coordinate timely resolution.
- Ensure that site activities are properly coordinated to avoid rework and disruption.
- Monitor construction quality and progress through regular site inspections and reviews.
- Ensure timely escalation of critical issues to the Client.
5. Contractor Management
A key responsibility of the PMC Project Manager will be to manage and control contractor performance on behalf of the Client.
The candidate shall:
- Review contractor mobilisation and resource deployment.
- Monitor manpower, plant, equipment and material availability.
- Assess contractor productivity and performance.
- Conduct regular contractor performance reviews.
- Establish clear performance expectations and corrective actions.
- Issue/coordinate appropriate contractual communications through the PMC.
- Challenge contractor delays, inadequate resources and poor productivity.
- Review contractor recovery plans.
- Monitor compliance with contractual milestones.
- Recommend appropriate contractual remedies in case of persistent underperformance.
- Ensure that contractor commitments made during progress meetings are tracked and closed.
- Maintain proper records of contractor performance, delays and non-compliances.
6. Contract Administration & Claims Management
The Project Manager shall provide strong oversight of contract administration and claims.
Responsibilities include:
- Review construction contracts and understand key commercial and contractual obligations.
- Ensure that PMC teams monitor contractor compliance with contractual requirements.
- Review contractor notices, claims, variations and EOT submissions.
- Coordinate with the QS/Commercial Manager for evaluation of variations and claims.
- Ensure timely assessment of additional cost and time implications.
- Review contractual entitlement and supporting documentation.
- Ensure proper recording of delay events and Client/contractor responsibilities.
- Coordinate preparation of recommendations to the Client.
- Protect the Client from unjustified claims and cost escalation.
- Ensure that contractual correspondence is properly documented.
- Assist in dispute avoidance and resolution.
Working knowledge of FIDIC, EPC, Design & Build and Item Rate contracts is preferred.
7. Cost Management
The PMC Project Manager shall provide overall oversight of project cost control.
Responsibilities include:
- Monitor project cost against the approved budget.
- Review cost reports prepared by the commercial/QS team.
- Monitor committed, certified, actual and forecast expenditure.
- Review variations and change orders.
- Assess cost impact of design changes and Client instructions.
- Monitor potential cost overruns.
- Review contractor claims and commercial submissions.
- Ensure appropriate approvals are obtained for variations.
- Monitor project contingency and risk allowances.
- Provide the Client with an independent assessment of the forecast final cost.
- Ensure cost and programme implications are considered before recommending major changes.
8. Design Management
- Coordinate with architects, structural consultants, MEP consultants and specialist consultants.
- Monitor design deliverables against the construction programme.
- Ensure timely release of Good for Construction drawings.
- Identify design gaps and interface issues.
- Ensure timely closure of RFIs and technical queries.
- Coordinate design reviews and constructability reviews.
- Monitor design changes and assess their impact on cost and programme.
- Coordinate BIM/clash detection processes where applicable.
- Ensure that construction does not proceed based on incomplete or unapproved information.
- Maintain a design deliverables and approval tracker.
9. Procurement Management
- Review and monitor the project procurement strategy.
