The Business Development Manager will lead growth and investment initiatives in the real estate and entertainment park sectors, aligned with Vision 2030 objectives. The role combines business development, RFP/tender management, and investment origination responsibilities, ensuring compliance with government tendering regulations while driving partnerships, fundraising, and structuring funds/SPVs for strategic projects.
1. Business Development & Market Growth
- Identify, evaluate, and pursue opportunities to expand entertainment and real estate projects covering Residencial/Commercial/Mix-Use/hospitality opportunis.
- Develop feasibility studies, and business cases to support new ventures and collaborations with the private sector.
- Establish and manage strategic partnerships with developers, investors, operators, and public-sector entities.
2. Investment Origination & Structuring
- Originate and attract interest from local and international investors for government-led projects.
- Lead Joint Venture (JV) discussions, negotiation, and structuring for co-development opportunities.
- Manage project fundraising activities including debt/equity placement, PPP structures, and private placement deals.
- Establish Funds and SPVs (Special Purpose Vehicles) to structure and finance planned projects.
- Liaise with regulators and government entities (CMA, etc.) to ensure compliance with investment and capital market laws.
- Prepare investor presentations, Information Memorandums (IMs), and project teasers to support fundraising campaigns.
3. RFP & Tendering Management
- Manage full lifecycle of RFPs and tenders in compliance with Saudi government procurement regulations.
- Coordinate with internal teams (legal, procurement, finance, project management) to prepare high-quality tender submissions.
- Oversee bid evaluation, vendor pre-qualification, and contract award process.
- Maintain updated knowledge of tendering regulations and best practices.
4. Stakeholder Engagement & Negotiations
- Represent the entity in negotiations with investors, contractors, operators, and government authorities.
- Build strong relationships with local and international financial institutions, sovereign funds, private equity firms, and family offices.
- Engage with regulatory bodies to align project structures with compliance requirements.
5. Reporting & Performance Management
路 Develop and track KPIs related to:
- Investor origination & conversion
- JV partnerships closed
- Funds/SPVs established
- Tender success rates & revenue pipeline
路 Deliver periodic reports to executive management and government boards on business development and investment performance.
